§ 11.14.020. Definitions.

  • (a) "Rental property in a residential neighborhood" means property, or part thereof, located in unincorporated Clark County, zoned for use as a dwelling, contiguous with one or more properties zoned for use as a dwelling, that is rented for any use for any term.

    (b)

    "Abandoned residential property" means any property located in unincorporated Clark County, zoned for use as a dwelling and granted a certificate of occupancy, that has not been lawfully occupied for a period of more than thirty-five days, and which is in need of rehabilitation.

    (c)

    "Rehabilitation," or to "rehabilitate," includes structural improvements, landscaping and any other measure to improve the appearance of property or maintain the property in a decent, safe and sanitary condition, provided that the condition underlying the need to improve or maintain the property, or the creation of the same, is otherwise prohibited by law, including but not limited to: stagnant pools, overgrown vegetation, graffiti, harborage of vermin, substandard dwellings or public accommodations.

    (d)

    "Responsible contact person" means a natural person, whether as owner, beneficiary, trustee, trustor, agent or otherwise, who, at the time of attempted contact by the county, has authority to rehabilitate the property or a legal interest in the property.
